Lab-Verified Indoor Air Quality Testing
ACAC-certified air sampling, viable and non-viable mold testing, VOC and allergen panels, and pre-purchase and post-remediation clearance across Connecticut and Massachusetts. Independent AIHA-accredited lab analysis, written interpretation, defensible documentation.
Pre-Purchase Indoor Air Quality Screening
Independent air sampling before closing on a home or commercial property. Air-O-Cell mold spore counts, moisture baseline, and VOC screen give buyers lab-verified numbers to share with their agent, lender, and attorney instead of a surface-level visual inspection.
Pre-closing · ACAC certified
Post-Remediation Clearance Testing
Independent third-party clearance after any mold or water remediation project. Side-by-side outdoor control plus interior samples confirm spore counts at or below outdoor baseline before containment is released and normal occupancy resumes.
IICRC S520 clearance · Lab verified
Air-O-Cell Mold Spore Sampling
Spore trap cassettes pull a calibrated volume of air through a sticky slide, capturing both viable and non-viable spores. Independent lab identifies spore genera, total counts, and indoor/outdoor ratios so actionable species like Stachybotrys stand out from normal background flora.

Additional Indoor Air Quality Testing Services
Viable Mold Sampling And Lab Culture
Andersen impactor cultures pull air across agar plates, growing out living colonies over 5 to 7 days. Viable culture is the gold standard when species-level identification matters for medical sensitivity, legal cases, or when non-viable totals need confirmation.
VOC And Formaldehyde Testing
Volatile organic compound and formaldehyde sampling for new construction, newly renovated homes, off-gassing cabinetry, laminate flooring, and chemical exposure concerns. Sorbent tubes or passive badges analyzed by GC-MS at an accredited laboratory.
Allergen Panel Screening
ELISA-based lab panels for dust mite, cat, dog, cockroach, and mouse allergens collected from carpet, mattress, and upholstery dust. Actionable numbers for homes with asthma, eczema, or unexplained chronic symptoms after a water event or prolonged occupancy.
Commercial IAQ Audits
Multi-zone commercial indoor air quality audits for office buildings, schools, medical suites, and multi-tenant retail. CO2, relative humidity, temperature, spore counts, and VOC baselines mapped floor-by-floor to satisfy building ownership and compliance records.
Surface Tape-Lift And Bulk Sampling
Tape-lift and bulk material samples for suspicious discoloration on drywall, tile grout, HVAC vents, or framing. Direct microscopic identification at the lab confirms whether a stain is active mold, old water staining, or unrelated debris before a remediation scope is written.
Water Damage IAQ Verification
Post-water-event air and surface sampling to verify whether microbial growth has established after a roof leak, plumbing failure, appliance overflow, or flood. Results drive a proportionate remediation scope rather than a default full tear-out.

Indoor Air Quality Testing FAQs
Clear answers about ACAC sampling, NY Article 32 licensing, lab turnaround, cost, DIY kits, and the difference between pre-purchase screening and post-remediation clearance across Connecticut and Massachusetts.
New York State Article 32 mold licensing law forbids any company that performs remediation from also performing mold assessment or testing on the same project. Because Green Restoration is first and foremost a licensed remediation company in NY, we cannot legally sample indoor air there. In Connecticut and Massachusetts that separation is not required, so our ACAC-certified inspectors collect samples directly. For New York projects we coordinate a qualified independent third-party assessor and still project-manage the workflow for our clients.
Yes. Article 32 is written around separation of assessment and remediation at the company level, not at the project level, so a firm that holds a mold remediation license cannot perform sampling in New York even on a testing-only job. This is a licensing restriction, not a capability gap. Our inspectors are ACAC certified and would be happy to do the work in CT and MA; in NY the fastest path is a third-party assessor we schedule and brief on your behalf.
A baseline residential IAQ panel includes a paired outdoor control sample, an Air-O-Cell spore trap per affected zone, relative humidity and temperature readings, and moisture content on suspect surfaces. Extended panels add viable mold culture, VOC/formaldehyde sorbent tubes, allergen dust ELISA, and CO2 for commercial occupancy checks. The final scope is written after a 15-minute phone intake, so you are not paying for tests you do not need.
Non-viable Air-O-Cell spore trap results come back from the independent lab in 3 to 5 business days. Viable mold culture takes 7 to 10 days because colonies must grow out before species-level identification. VOC and allergen panels run 5 to 10 days depending on compound panel. Every report includes an interpretation letter written by a certified inspector, not just raw lab numbers.
A single-room residential screening with paired outdoor control typically runs $425 to $650 all-in, including lab fees and written interpretation. Whole-house panels with 3 to 5 interior samples range from $850 to $1,400. Commercial multi-zone audits and extended VOC/allergen panels are quoted per scope and always in writing before work begins. There are no travel fees within core CT and MA coverage.
Licensing Disclosure: Indoor Air Quality Testing In New York
Green Restoration performs indoor air quality testing and sampling in Connecticut and Massachusetts only. New York State Article 32 mold law requires mold assessment and sampling to be performed by a separately licensed, independent assessor, kept distinct from the remediation. For New York projects we coordinate independent third-party NY-licensed mold assessors for all testing and clearance, and project-manage the remediation, performed by NY-licensed Article 32 contractors, on your behalf.
