Air Quality Sampling & Lab Analysis
Indoor and outdoor spore trap samples pulled on a calibrated pump and analyzed at an AIHA accredited lab. Results compare indoor counts against outdoor baseline to prove whether a problem exists.
AIHA accredited lab · Outdoor baseline included
Surface & Tape-Lift Sampling
Direct surface swabs and tape lifts from visible growth. Lab speciation identifies Stachybotrys, Aspergillus, Penicillium, Cladosporium, and other species the EPA flags as health relevant.

Additional Mold Inspection Services
Moisture & Humidity Mapping
Calibrated pin and pinless moisture meters plus ambient hygrometers map every wet cavity, subfloor, and wall section. Moisture above 16 percent or humidity above 60 percent flags active mold risk.
Thermal Imaging & Leak Detection
FLIR infrared cameras locate temperature anomalies behind plaster, drywall, and tile. We trace moisture to its source, whether a slow plumbing leak, an HVAC condensate issue, or exterior envelope failure.
HVAC & Duct System Inspection
Supply and return ducts scoped for colonization. We sample evaporator coils, drip pans, and interior duct walls when the HVAC is a suspected distributor of spores through the occupied space.
Post-Remediation Verification
Clearance testing after another contractor completes remediation. Independent third party sampling confirms spore counts are at or below baseline before occupants return or a sale closes.
Lab-Certified Written Report
Full report with lab results, photos, moisture readings, species breakdown, and a plain English interpretation. Formatted for real estate transactions, insurance claims, and litigation exhibits.
Third-Party Independent Testing
We never remediate what we test. Inspection only means our findings carry weight with insurance adjusters, attorneys, and buyers because there is zero incentive to inflate scope.
Don't Guess Whether Mold Is Growing In Your Home. Get Proof.
IICRC S520 Certified Inspectors With Lab Certified Written Reports Across Connecticut, New York, And Massachusetts. Same Day Scheduling Available.
What Happens When Mold Grows Hidden In Your Home Or Business
Most mold never shows itself on the surface. By the time a musty smell or a stain appears on drywall, colonies have usually been feeding on hidden moisture for months across Connecticut, New York, and Massachusetts. A certified inspection finds the problem before it becomes a health claim or a failed real estate deal.
Respiratory Health Risks Quietly Build
Asthma, Allergies, And Sinus Issues
Aspergillus and Penicillium spores trigger asthma attacks, chronic sinus infections, and new onset allergies. Children, seniors, and immunocompromised occupants respond first, often long before adults notice anything wrong.
Structural Wood Decay Sets In
Framing, Subfloor, And Sheathing
Active mold colonies feed on cellulose in wood framing, subfloor, and sheathing. Left hidden for a year or more, structural members lose load bearing capacity and replacement becomes unavoidable.
Invisible Growth Behind Walls
Cavities, Insulation, And Ceilings
Sealed wall cavities, batt insulation, and the back side of drywall host the largest colonies. Surface inspection alone misses 80 percent of actual growth, which is why thermal imaging and cavity sampling matter.
Property Value Drops At Listing
Appraisal And Buyer Inspections
A buyer inspection that flags mold can knock 10 to 20 percent off a sale price or kill the deal outright. A pre listing inspection lets sellers handle the issue on their timeline, not under contract pressure.
Insurance Claims Get Denied
Gradual Versus Sudden Damage
Carriers often deny mold claims as gradual maintenance issues rather than sudden covered losses. A documented inspection with lab results and moisture source tracing is what turns a denied claim into an approved one.
HVAC Systems Spread Spores
Supply Ducts And Return Plenums
Once spores enter the supply side of an HVAC system, every occupied room becomes contaminated on each run cycle. Duct and coil inspection confirms whether the system is the distributor or an innocent bystander.

We were buying our first home and the walkthrough caught a musty smell in the finished basement. The inspection found hidden mold behind the wall and the lab report gave us leverage to renegotiate. Saved us tens of thousands.
Samantha W.
Pre-Purchase InspectionAfter a water loss we hired Green Restoration for independent clearance testing. They were never going to be the remediation company so the report carried weight with our insurance adjuster. Paid for itself twice over.
David M.
Post-Remediation VerificationMy landlord kept saying there was no mold but the baby was having constant respiratory issues. The inspector documented elevated spore counts in the nursery and I had the paperwork I needed to break the lease.
Alicia R.
Tenant Air QualityI suspected hidden mold behind the shower tile but could not prove it. Thermal imaging found the wet cavity in 10 minutes and the tape lift came back positive for Stachybotrys. Clear, credible, and fast.

Mold Inspection FAQs
Clear, honest answers about inspection versus remediation, lab turnaround, test accuracy, real estate transactions, and coverage across Connecticut, New York, and Massachusetts.
Inspection is the diagnostic phase. We identify whether mold is present, what species, where the source of moisture is, and how far it has spread, using visual assessment, thermal imaging, moisture mapping, and lab sampling. Remediation is the physical removal and cleanup. Green Restoration performs inspection only as a standalone service so the findings carry weight with insurance adjusters, buyers, and attorneys. A different IICRC S520 contractor handles the remediation scope when one is needed.
Schedule an inspection when you notice a persistent musty odor, see visible staining on drywall or ceilings, experience unexplained respiratory symptoms, or are buying, selling, or settling a tenant dispute. Post water loss clearance testing is also a common trigger. If a drying crew has finished work in your home, an independent inspection confirms whether spore counts returned to baseline before anyone moves back in.
Standard turnaround at the AIHA accredited labs we use is 3 to 5 business days from the time samples ship. Rush service at 24 to 48 hours is available for an extra fee when a real estate closing, insurance deadline, or tenant matter is on a tight timeline. Preliminary visual and moisture findings are usually shared the same day as the site visit, so you know where you stand before the lab results arrive.
A standard residential mold inspection in Connecticut, New York, or Massachusetts typically runs $300 to $800, depending on square footage, number of air samples pulled, and whether thermal imaging is included. Larger commercial buildings and multi unit properties run higher because more samples and more time are required. We provide a flat written quote before the inspector shows up, with no upsell pressure because we do not perform the remediation work ourselves.
AIHA accredited labs follow strict quality control protocols with documented chain of custody, calibrated equipment, and proficiency testing. Results from an AIHA lab hold up in insurance negotiations, real estate transactions, and litigation. Results from a non accredited lab often get challenged or thrown out. We only ship samples to AIHA accredited partners, and the lab report includes the accreditation certificate so there is never a question about credibility.
