What Happened
A 3/4-inch supply line behind a wet wall in the kitchen burst late Saturday night. By the time the building manager shut the riser, water had migrated under the hardwood, into the subfloor, and through two bedroom walls. Our dispatch took the call at 10:47pm and a four-tech crew was on-site by 11:38pm.
Scope of Damage
Kitchen & Hallway
SevereHardwood saturated, baseboards delaminated, cabinet kicks soaked through. Subfloor moisture readings at 38%.
Bedroom 1 & 2
ModerateDrywall wicked water 24 inches up from the floor on shared walls. Insulation behind the baseboards was wet to the touch.
Living Room
LightSurface moisture on engineered hardwood, no subfloor penetration. Dried in place.
HVAC Return
LightStanding water tracked into the return register. Containment installed before drying began to prevent cross-contamination.

Truck-mounted extraction pulled 84 gallons from the floor system over the first 90 minutes. Furniture blocked and elevated.

Wet baseboards removed, drywall cut to 24 inches, wet insulation bagged out. Documented for the adjuster.

Structural Drying
Six LGR dehumidifiers and twelve air movers staged per IICRC S500. Daily moisture maps for four days.

Final readings within 1% of unaffected baseline. Furniture set back, containment removed, photo documentation handed off.
