What Happened

The insulation under this Weston, CT home had reached the end of its life. Kraft faced fiberglass batts filled 1,265 square feet of floor joist bays, and across that whole footprint the material had lost its grip: batts sagged out of the bays, paper facing had torn away, and in places the fiberglass had broken open and dropped. The bays were also crowded, with wiring runs, sheet metal ductwork and plumbing threaded through nearly every one, so none of it could be pulled in clean sheets. Green Restoration removed and bagged the full 1,265 square feet by hand, working around the mechanicals rather than through them, then HEPA vacuumed the exposed joist bays, the underside of the subfloor decking and the framing. Every cleaned wood surface was then treated with an EPA-registered antimicrobial, and the entire removal left the property in a single 15 yard disposal load.

    Insulation Removal & Bagging

    All 1,265 square feet of deteriorated fiberglass batt removed from the joist bays and bagged on the spot, worked by hand around the wiring, ductwork and plumbing running through the bays.

    HEPA Vacuuming

    The emptied joist bays, the underside of the subfloor decking and the framing HEPA vacuumed across the full 1,265 square feet, so loose fiberglass and settled debris were captured rather than redistributed.

    Antimicrobial Treatment

    An EPA-registered antimicrobial applied to the cleaned wood framing and subfloor decking after removal and cleaning, not in place of it.

Why does underfloor insulation fall out of the joist bays?

Moisture and time. Humid air under a floor soaks into fiberglass batts and into the kraft paper facing and staples holding them up, until the facing tears and the batts sag out of the bays under their own weight. Once a batt drops on one end it pulls further away, and the fiberglass starts breaking apart, which is what had happened across this Weston home.

Does old insulation have to be removed, or can new insulation go over it?

Deteriorated batts should come out. Adding new insulation over failed material traps whatever is in the old batts against the subfloor and hides the condition of the wood above it. Removing first also allows the joist bays and decking to be cleaned and treated, which is not possible once new material is in place.

Why HEPA vacuum after removing insulation?

Pulling deteriorated fiberglass releases loose fibers and years of settled dust into the space.
