What Happened
The homeowner finished half their basement five years ago and stopped using it last winter when a musty smell got bad enough to keep the kids out. Our inspection found a horizontal foundation crack behind the framed wall, with active seepage and mold colonies on the back side of the drywall.

Recommended a foundation specialist for the crack injection. We held containment until the source repair passed.

Critical barrier sealed off the affected wall. HEPA AFD ran negative pressure throughout.

Selective Demolition
Drywall, insulation, and bottom plate removed and bagged. Studs cleaned in place.

Studs and slab HEPA-vacuumed, then botanical antimicrobial applied with full label dwell time.

Third-party post-remediation verification before reframing. Counts within 75% of outdoor control.
