What Happened
Homeowner pulled a vintage pellet stove out of the family room and noticed staining on the chimney chase above. Our inspector pulled an air sample and a tape lift the same afternoon, Stachybotrys and Aspergillus on the attic sheathing, both elevated indoor counts compared to the outdoor control.
Scope of Damage
Attic Sheathing
SevereVisible black colonies across 240 sq ft of plywood. Roof leak path traced to a cracked flashing on the chimney chase.
Chimney Chase
ModerateBrown-stained gypsum and wet insulation around the metal liner. Cause of the original moisture intrusion.
Family Room Ceiling
LightSurface staining on the drywall directly below the chimney chase. No active spore growth in air samples.
How We Solved It
- 1
Air Quality & Surface Sampling
Pre-remediation air samples and tape lifts sent to an accredited lab. Results back within 48 hours.
- 2
Containment & Negative Air
Critical barrier across the attic hatch with HEPA AFD running negative pressure for the duration of the project.
- 3
HEPA Vacuum & Soda Blast
Affected sheathing soda-blasted to bare wood. Loose substrate vacuumed with HEPA and discarded.
- 4
Antimicrobial Treatment
EPA-registered botanical antimicrobial applied per label dwell time. No bleach used in occupied spaces.
- 5
Post-Remediation Verification
Third-party hygienist returned for clearance air sample. Counts within 80% of outdoor control. Project signed off.
