Under IICRC S500-2021 §5.3, Category is contamination and contamination is scope. Ravine runoff that crossed two yards and a culvert is Category 3, however clean the rain started.
The range runs on Category, footprint, drying time, and rebuild. Clean rainwater handled early: roughly 1,500 to 4,500 dollars. Gray surface water through a finished lower level: typically 3,500 to 12,000. Category 3 brook, meadow, or backup losses: 8,000 to 50,000 and up, with the top of the range driven by demolition to sill plate and laboratory clearance. Longmeadow adds a variable most towns do not have: colonial and Federal-era construction, where preservation-minded drying can run longer but save irreplaceable material, and the estimate documents that tradeoff explicitly after Tramex CME 5 mapping on site.
Extraction and containment are same-day. Modern framing dries in 3 to 5 days. The historic stock is its own schedule: stone foundations, plaster on lath, and old-growth framing hold and release moisture differently than drywall, commonly 7 to 9 days and occasionally more, verified by daily Tramex readings rather than a calendar. Plenty of Longmeadow basements, including finished ones under houses that predate indoor plumbing entirely, ride on a single sump through every wet spring, and a power cut mid-storm converts that into an excluded loss unless the water backup endorsement is on the declarations page. Along the water: the Connecticut River meadows on the town's western edge, the corridor I-91 shares with them, and the brook ravines that drain the plateau. More than people fear, when the response is fast and the drying is disciplined. Category 3 still takes the modern porous layer: drywall, insulation, pad, particleboard, upholstery. The historic fabric is where judgment earns its keep: old-growth framing, solid-wood doors and floors, and sound plaster frequently survive with controlled drying and antimicrobial treatment per IICRC S520-2024, verified by meter rather than assumption. Hardwood cupping regularly relaxes as it dries. Everything, salvage or loss, is inventoried and photographed before a single disposal decision is made.
Sixty days: the signed Proof of Loss must reach your Write-Your-Own carrier within 60 days of the date of loss, with the damage extent, scope, replacement cost, photos, and estimates behind it, and federal courts enforce that number literally. Coverage caps: 250,000 dollars building, 100,000 contents for a single-family home under the Stafford Act, basements limited to mechanicals and cleanup, and a 30-day waiting period on new policies.
