What Happened

Most mould quotes give a homeowner one number for a whole house. This Easton estimate did the opposite. It is broken into four named areas, each carrying its own line items, its own cleaning square footage and its own UV light treatment, plus a short general section for equipment, protective equipment and disposal. The value of that structure is that it shows where the money actually went, and on this project the answer is not evenly distributed.

The garage was the largest single area. 480 square feet of heavy cleaning and the same 480 square feet HEPA vacuumed in detail, two negative air periods with an additional HEPA filter on the exhaust fan, 50 square feet of drywall taken out and 20 square feet of siding torn off to reach what was behind it. Contents in the garage were cleaned by a technician on an hourly basis rather than discarded, and the equipment that came out of that space was decontaminated per piece before it went anywhere else in the house.

The bedroom was close behind at 450 square feet of heavy cleaning and 450 HEPA vacuumed, with 20 square feet of drywall and 20 square feet of insulation removed. The protective work in that room is the part worth noticing: 400 square feet of contents covered in plastic and 80 square feet of floor protection, for 40 square feet of actual demolition. Ten times as much protecting as removing. That ratio is normal in an occupied bedroom and it is exactly what a homeowner is paying for when they ask why a small removal costs what it does.

The closets were treated as their own zone with 100 square feet of containment, 60 square feet cleaned and vacuumed, and contents manipulation billed after hours. The attic was the smallest area on the whole job: 16 square feet of insulation out, 16 cleaned, 16 vacuumed. Sixteen square feet. It still received its own UV light treatment, because a small affected area in a connected air space is treated on its own terms rather than folded into a neighbouring room. Every one of the four areas received UV light treatment as part of its scope. What was not sold should be stated clearly.

No antimicrobial coating was applied anywhere on this project. No testing, air sampling or clearance testing was performed. The siding that came off the garage was torn off and not replaced, and no drywall, insulation or siding was reinstalled, so all four areas were handed back cleaned and open rather than rebuilt.
