What Happened

Wet insulation is a specific problem rather than a general one. Dry fibreglass is mostly air held in place by glass fibre, and it works because that air does not move. Once it takes on moisture it holds that moisture against whatever it is fixed to, it stops insulating, and it becomes a reservoir that keeps the surrounding material damp long after the original water event has passed. That is why the instruction on this Ridgefield job was to remove it all around the walls rather than to dry it in place. 480 square feet came out and was bagged.

Underneath and around it, 416 square feet of concrete floor was cleaned, because material that falls out of a wall cavity during removal lands on the floor and stays there unless the floor is part of the scope. Then the same 480 square feet received a plant based antimicrobial agent. Three 24 hour negative air periods ran across the work with lay flat ducting carrying the exhaust out, and contents were manipulated rather than discarded, in line with an instruction that asked for the walls, ceiling and contents to be cleaned. All debris was disposed of as its own line rather than left on site.

What was not sold is as important as what was. No drywall was removed, so this was an insulation and surface scope rather than a demolition. No new insulation was installed, which means the basement was handed back with the walls open and bare. No antimicrobial coating was applied and no testing or clearance was performed. Anyone reading this page and planning similar work should treat reinsulation as a separate quote, because it is a separate job and it should not begin until whatever wet the insulation in the first place has been dealt with.

Can wet insulation be dried instead of removed?

Rarely worth it. Wet fibreglass holds moisture against the material it is fixed to and loses its insulating value because the trapped air is displaced.
