Both are Category 3 grossly contaminated water under IICRC S500 section 5.3, and both turn up here: municipal sewer surcharge in the built-up parts of town, and on-site septic failure on the larger meadow-side and outlying properties. The crew sets HEPA containment and negative air, removes porous material that contacted the water, treats framing and slab with EPA-registered antimicrobials, then dries the assembly and verifies it with instrument readings. Documentation is formatted for Travelers, The Hartford, State Farm, Liberty Mutual, USAA, Allstate, and Chubb.
Assembly, not age by itself. The Main Street Historic District runs along the river terrace and is one of the longest historic streets in Connecticut, and the houses on it were built with plaster on wood lath over solid framing. That assembly stores water in the lath keys and behind an unbroken plaster face, so a wall can read dry at the surface while the cavity behind it is still saturated. Drywall over fiberglass in the Ellington Road and Avery Street subdivisions releases water faster but drops it lower into the sill plate. We meter both, but we never put them on the same drying schedule.
Under IICRC S520, cellulosic material can show visible growth in as little as 24 to 48 hours once moisture content holds above roughly 16 percent. In a closed South Windsor basement during a humid Connecticut summer that clock runs at the fast end, and on the meadow side of town the ground keeps the humidity load high enough that it does not slow down much overnight. Plaster cavities run slower but stay wet longer, which hides the problem rather than preventing it. That is why the first hour matters more than the first day. We dry to the S500 standard, verify with Tramex readings, and treat under S520 where contamination is present.
